Getting Started

Visit fsbo.com and click 'Sign Up' in the top right. You can register with your email address or sign in with Google. Account creation is free and takes less than 30 seconds.
After signing in, click 'Create New Listing' from your dashboard or the navigation menu. You'll be guided through entering your property details, uploading photos, setting your asking price, and choosing a plan. Your listing can be live in as little as 15 minutes.
Most listings are approved within 1 business day. We review each listing to ensure it meets our quality standards and complies with fair housing regulations. You'll receive an email notification once your listing is live.
FSBO offers three plans: Free (basic listing page, 1 photo, 30 days), Basic ($99 one-time, 10 photos, 6 months, buyer communications), and Pro ($399 one-time, unlimited photos, 6 months, MLS syndication, CMA, flyers, and more).
Yes, you can upgrade your plan at any time. Upgrading to a higher plan requires a new one-time payment. Your listing duration resets to the new plan's full term.
No. The Free plan costs nothing and paid plans (Basic, Pro) are one-time fees with no recurring charges or long-term contracts.

Selling Your Home

Start with our free Home Value Estimator to get a data-driven baseline. Then research comparable sales in your neighborhood (homes of similar size, age, and condition that sold in the last 3-6 months). Price competitively to attract more buyers and potentially receive multiple offers.
Bright, well-lit photos taken during the day perform best. Clean and declutter every room before shooting. Shoot from corners to make rooms look larger. Include photos of every room, the exterior, the yard, and any standout features. Consider our Professional Photography service ($199) for the best results.
You can manage showing requests directly from your seller dashboard. Set your available times, approve or decline requests, and track who has visited your home. For added security and convenience, consider our Smart Lockbox Rental ($49/mo) for self-service showings.
When a buyer submits an offer, you'll receive a notification and can review the terms in your dashboard. You can accept, reject, or counter any offer. Our system tracks all negotiations and automatically generates the purchase agreement when terms are agreed upon.
Selling timelines vary by market, price point, and condition. On average, FSBO homes that are priced correctly and listed on the MLS sell within 30-60 days. Factors like professional photos, competitive pricing, and MLS exposure can significantly reduce time on market.
Yes! When you list on the MLS (included with the Pro plan), your listing is automatically syndicated to Zillow, Realtor.com, Redfin, Trulia, and hundreds of other real estate websites.

Buying a Home

Use the search page to browse listings by location, price range, bedrooms, and other filters. You can save your favorite listings, set up alerts for new listings that match your criteria, and contact sellers directly through the platform.
When you find a home you'd like to make an offer on, click the 'Make an Offer' button on the listing page. You'll enter your offer price, contingencies, desired closing date, and any other terms. The seller will be notified immediately and can accept, reject, or counter your offer.
Buyer certification (pre-approval) shows sellers that you're a serious, qualified buyer. Complete our quick pre-approval form and a lending specialist will contact you within 1 business day. Certified buyers receive a badge on their profile that gives sellers confidence in your ability to close.
No. FSBO is designed to facilitate direct transactions between buyers and sellers. However, you can use a buyer's agent if you prefer. Our system accommodates both represented and unrepresented buyers.
Once both parties agree on terms, a digital purchase agreement is generated for signatures. The transaction then enters the due diligence period, which includes inspections, appraisal, and financing. All timelines and documents are tracked in your dashboard.

Contracts & Closing

When a buyer and seller agree on terms, our system automatically generates a digital purchase agreement using the property details and negotiated terms. Both parties review and sign electronically. The signed agreement is legally binding and stored in both parties' dashboards.
Transaction coordination ($699) provides a dedicated professional who manages all administrative tasks from accepted offer to closing — including title coordination, inspection scheduling, document management, and deadline tracking. It's especially valuable for first-time sellers.
During escrow, a neutral third party holds the buyer's earnest money deposit while both sides complete their obligations. This includes inspections, appraisal, loan approval, title search, and document preparation. Your transaction coordinator (if purchased) manages these steps on your behalf.
Standard contingencies include: property inspection (buyer can back out if major issues found), appraisal (ensures the home appraises at or above the purchase price), financing (protects the buyer if their loan falls through), and sale of another home (buyer needs to sell their current home first).
Our automated purchase agreement covers most states. For states where it's not yet available, we generate a Memorandum of Understanding (MOU) that documents all agreed terms. You can provide the MOU to a local attorney to draft a state-compliant contract.
A typical closing takes 30-45 days from accepted offer to final closing. Cash transactions can close in as little as 2 weeks. The timeline depends on factors like inspection findings, loan processing, and title clearance.

Account & Billing

We accept all major credit and debit cards (Visa, Mastercard, American Express, Discover). Payments are processed securely through our payment provider, and your card information is never stored on our servers.
Basic ($99) and Pro ($399) are one-time payments — no recurring billing. You can view your payment history and receipts in your account settings.
Listing plan fees (Basic, Pro) are one-time payments and non-refundable. Store purchases (photography, lockbox rentals, etc.) have individual refund policies — contact support for details.
Since Basic and Pro are one-time payments, there's nothing to cancel. Your listing stays active for its full duration. If you want to remove a listing early, you can unpublish it from your dashboard.
Store items are one-time purchases or monthly rentals that enhance your listing. They can be added from the FSBO Store or directly from your seller dashboard. Each purchase is billed separately from your monthly plan.
